Solano Real Estate Scene: Jim Porter

Wikipedia estimates the death toll from the January 2026 Iran massacre of protestors at 7,000 to as many as 36,000. This atrocity, along with the chanted slogan “death to America” over the last 40 years and the threat of a clean or dirty nuclear bomb blowing up Americans, made this conflict inevitable sooner or later.
Prior to the launch of Epic Fury, the real estate market in Solano and Yolo County caught fire with the yield on the 10-year treasury dropping below 4% for a couple days and mortgage rates were coming down.
Last night, I paid over six dollars per gallon for gas and over the last week mortgage rates have risen and our 401k and IRA values have fallen. Fear and uncertainty about how long this war will last and how high the gas prices will rise has gotten some people spooked.
A Redfin survey found that 25% of Americans are delaying or canceling plans for major purchases, like homes, due to the conflict.
I am hopeful this war will end by Easter and the market will explode with enthusiasm and excitement but even if this conflict lasts for 60 to 90 days, once it ends, gas prices will tumble and based on the huge amount of pent up demand, the summer market will be hot.
Finally, for those buyers that want to wait to write offers, fine, wait on the offer, but do not wait on getting your loan all preapproved and processed so when the war ends and the regime surrenders, you will be ready to write a 21 to 30 day offer with your loan already approved.
